Basement Waterproofing Toronto FAQ
Straight answers to the questions Toronto homeowners ask us most. Don't see yours? Call (647) 556-2391 — we are open 24/7.
How much does basement waterproofing cost in Toronto?
It depends on the work. Typical ranges in Toronto are: interior drainage system about $8,000–$15,000; full exterior perimeter about $15,000–$35,000; crack injection about $450–$1,100 per crack; sump pump about $650–$4,000; backwater valve about $2,000–$4,500. You get the exact price after a free inspection.
Interior vs exterior waterproofing — what is the difference?
Interior waterproofing manages water that has already gotten past the walls, using a perimeter drain inside the footing and a sump pump. It is less disruptive and less expensive. Exterior waterproofing stops water at the wall by excavating, applying a membrane, and replacing the weeping tile. It costs more but addresses the cause directly.
How long does basement waterproofing take?
A crack injection is usually done in a few hours. An interior drainage system for a typical home takes about 2–4 working days. A full exterior perimeter can take a week or more depending on access, depth, and weather. We give you a clear timeline with your quote.
Do I need a permit for waterproofing work?
It depends on the scope. Crack injection and sump pump replacement usually do not require a permit. Exterior excavation and backwater valve installation often do, and basement underpinning always requires a building permit and stamped engineering drawings. We confirm permit requirements for your property during the inspection.
Is there a Toronto rebate for basement waterproofing?
Yes. The City of Toronto offers a Basement Flooding Protection Subsidy that covers up to 80% of the invoiced cost for eligible work completed on or after November 12, 2025, up to $6,650 per property. Eligible items include backwater valves, sump pumps, battery backup, pipe severance and capping, and a home plumbing assessment. Program rules are set by the City and can change — see our Toronto rebate page for details.
Do you do basement underpinning and lowering?
Yes. We handle the waterproofing and drainage side of basement underpinning (lowering the floor to add ceiling height), including the interior drainage system and sump pump. Underpinning requires a building permit and engineering drawings in Toronto, which we help coordinate.
Which areas of Toronto do you serve?
We serve Toronto and the east-side neighborhoods including East York, The Danforth, The Beaches, Leslieville, Riverdale, and Woodbine Heights. If you are not sure whether we cover your street, call (647) 556-2391 and ask.
Do you take emergency calls?
Yes. We are open 24 hours, 7 days a week. If your basement is actively flooding, call (647) 556-2391 any time and we will help.
Can you fix a crack that is actively leaking?
Yes. Polyurethane injection is designed to stop active water by expanding inside the crack and forming a flexible seal. Most vertical or diagonal cracks in poured concrete can be injected from the inside without excavation.
Will waterproofing fix a musty basement smell?
A musty smell is usually caused by moisture. If the source is water coming through the foundation, waterproofing will address it. If the smell is from humidity alone, a dehumidifier and better ventilation may be enough. An inspection tells you which it is.
Do you provide a written quote?
Yes. After the free inspection we give you a fixed, written quote for the agreed scope of work. There is no charge for the inspection and no obligation.
What is weeping tile and why does it matter?
Weeping tile is the perforated pipe that runs along the footing of your foundation and carries groundwater away. Older Toronto homes often have clay weeping tile that has cracked or filled with silt after decades. Replacing it with modern perforated pipe is a key part of many waterproofing jobs.
